Community Director
The Community Director manages, and is accountable for, all property operations. They coordinate all persons and activities on the property in order to accomplish property objectives including maximizing occupancy levels and property values as set forth by the Property Supervisor and Property Owner by performing the following duties: Oversee and manage all staff, responsible for overseeing all marketing efforts, coordinates with maintenance to ensure a smooth move-in and move-out process, ensures the property sustains general maintenance and inspection practices and is responsible for the overall financial operations of the asset.
Assistant Community Director
Assists the Community Director with the overall operations of the apartment community including financials, leasing, and resident retention by performing the following duties: maintains accurate resident records, handles all property deposits, manages payables and receivables, processes move-ins and move-outs, helps manage all aspects of leasing, maintains an awareness of local market conditions and completes all ongoing industry training.
Maintenance Director
Responsible for overall maintenance of the apartment community to include all day to day operations by performing the following duties: communicating and coordinating all move-in and move-out activity with the Community Director, handles common repairs and service requests, oversees the maintenance of the community grounds, amenities and buildings, ensures safety standards are being met, coordinates with vendors and is responsible for ordering inventory, adheres to the maintenance budget and completes all ongoing industry training.
Assistant Maintenance Director
Assists the Maintenance Director with the overall maintenance of the apartment community by performing the following duties: coordinates with the Maintenance Director for daily assignments, ensures maintenance is available for emergency purposes 24 hours a day, performs maintenance repairs, and completes ongoing industry training.
Leasing Consultant
Completes all actions associated with the leasing of apartment community homes to prospective residents including: maintaining a professional and friendly atmosphere in the leasing office, opening and closing the leasing office, marketing, executing leasing contracts, giving tours, maintaining a clean working environment, communicating resident concerns to the Community Director and maintenance concerns to the Maintenance Director and completes ongoing industry training.
Housekeeper
Performs housekeeping duties for the apartment community by performing the following duties: maintains cleanliness of all common areas, cleans all vacant apartments and ensures they are ready for the next resident, reports any safety issue or other concern to the Maintenance Director and completes ongoing industry training.
Make Ready/
Porter/Grounds
Responsible for the overall appearance of the apartment community and surrounding grounds by performing the following duties: maintains the appearance and cleanliness of community amenities, building exteriors, breezeways, signage, leasing office, garbage areas and pool, assists the maintenance team with the preparation of vacant units and service requests and completes ongoing industry training.
